TYPE OF UNDERGROUND The choice of plaster also plays an essential role. So-called impregnations or lotus effects unfortunately do not deliver what they promise – at least when it comes to algae growth. Dew drops are many times smaller than raindrops and therefore do not run off by themselves. But since the impregnation prevents the plaster from being absorbed, the dewdrops remain on the facade until they are completely dry – so the facade remains damp for longer. If you choose a conventional plaster, the dew is absorbed and distributed over a larger area.
WRONG VENTILATION The black discolorations that are often seen above individual windows are a sign of incorrect ventilation. These discolorations are caused by strong algae growth. Due to incorrect ventilation behavior (continuous tilt ventilation), warm and moist air always escapes to the outside and rises up the facade. This causes increased condensation to form directly above the windows, especially in the cold seasons – and where it is damp, algae also grow.
CONDENSED WATER FORMATION Thermal insulation is the main reason for the early formation of moss and algae on domestic facades. The plaster is so strongly decoupled from the masonry by the insulation that it receives no heat from the inside. Due to the low heat storage capacity, the outer skin cools down rapidly at night and condensation forms on the facade. This effect can be compared to a cold beverage can in the summer.
LOCATION OF THE PROPERTY Facades in rural environments are more affected than urban properties. Adjacent green spaces, forests or individual trees as well as shrubs also favor algae growth. Likewise, nearby rivers, lakes or ponds as well as biotopes increase microbial infestation.
GEOGRAPHIC ALIGNMENT OF THE BUILDING The weather side of the house is often particularly badly affected, since the sun hardly reaches this side.
SPLASH Objects directly adjacent to house facades (flower pots, trash cans…) should also be avoided.
WINDOW SILLS Window sills that are too short do not properly drain the rainwater that hits them, and thus it flows down the facade. So-called “runners” often form under the sills.
AIR CONTENT The air has become cleaner over the last few years. This favors algae spores, which can reach the facade unhindered by winds.
CONSTRUCTIVE FAULTS Too little to no roof overhang contributes to infestation, as a lot of rainwater also reaches the facade.
ANNUAL CURRENT TEMPERATURE This, too, has been rising steadily in recent years. Lichens and algae like it warm and humid.
GREEN ALGAGE This type of algae often develops near forests, trees or shrubs.
BLACKS This type is very often mistaken for “road grime” or “dirt”. If your facade has a dark discoloration over a large area and is not located directly next to a highway or heavily traveled road, then it is most likely a lichen infestation.
ROTALGE It contains the pigment carotenes (from Latin carota: “carrot”) and therefore exhibits this reddish discoloration. This type of algae has a very unique appearance. It usually appears in the form of red, vertical stripes and it only attacks certain types of plaster.
Since we are talking about a Moosfrei active ingredient that is simply applied to the infested areas and cleans itself, we are not talking about cleaning in the classic sense, but about a treatment with a long-term effect.
We do not recommend trying to remove algae and lichens on your own. Algae infestation can only be removed with a lot of water pressure without appropriate pre-treatment. This washes out the plaster and makes it rougher. In addition, the infestation is not killed down to the pores. As a result, algae and fungi grow even faster and are visible again within a few months. In addition, the results achieved are usually not satisfactory, as you will see clear streaks when “skinning”. Of course, you can have the facade repainted. But with our method it is possible for the first time to completely remove lichen and algae infestation without expensive and time-consuming repainting.
